Bungalow at Linden Drive sold for $24 mil; Vanda Crescent bungalow fetches $21 mil

In February, an inter-terrace house on Coronation Road, just off Bukit Timah Road, changed hands for $24.5 million ($2,344 psf).
Altura EC is a 99-year leasehold executive Altura EC condo at Bukit Batok West Avenue 8, projected to house up to 375 units and close to Bukit Batok MRT station, schools, and Jurong Innovation District. Detached houses in Raffles Park landed housing estate on Linden Drive and Vanda Crescent have recently changed hands at two separate transactions. The house on Linden Drive was sold for $24 million, which is calculated to $2,121 psf based on its freehold site area of 11,314 sq ft. GCB Collective, a team of bungalow specialists from Huttons Asia, brokered the sale.
The main house is of Victorian architecture with a double storey tropical-style pavilion in the rear. Moreover, the Japanese zen garden added to the value of this detached house that had been put on the market a year ago at $27 million and had been purchased in 2012 for $13.6 million.
At Vanda Crescent, a 21⁄2-storey detached house has recently changed hands at a price of $21 million, translating to $2,219 psf. The property has a built-up area of 8,500 sq ft, and the land area of 9,464 sq ft puts the price at $2,357 psf. Shelley Han of Shinoken & Hecks, the exclusive marketing agent, reports that the house was transacted with offers from multiple buyers but only one succeeded in the end. The buyers are a returning Singaporean family who had lived in China for a few years who stated their purpose as to have their young children’s education and to spend time with their elderly parents.
The house at Vanda Crescent features two wings, a swimming pool, courtyard gardens and is designed by architect Adrian Goh of RG Architects. It contains a living and dining area, an open kitchen, an enclosed kitchen, guest room, five en suite bedrooms and a master bedroom suite. An attic room, basement lounge, wine cellar of 5,000 bottles were all part of the property. Furthermore, the house also boasts a prime location near prestigious schools such as Raffles Girls’ Primary School, Chinese High School, National Junior College, and Hwa Chong Institution, making it highly attractive to property viewers.
Notably, the previous sold-at-price of a property nearby on Coronation Road, just off Bukit Timah Road, is at $24.5 million ($2,344 psf). This demonstrates that the top of the market for landed properties can still be quite resilient. All in all, Linden Drive and Vanda Crescent are part of a private landed housing area off Bukit Timah Road in prime District 11.
