Freehold bungalow on Kew Drive sold for $16.3 mil
A luxurious freehold bungalow along Kew Drive, in District 16, has been sold for $16.3 million. Based on the freehold land site of 14,376 sq ft, this works out to a psf of $1,134. The bungalow was sold by the GCB Collective through a tender exercise with a guide price of $18 million.

The previous owners had occupied the 6500 sq ft property for over 30 years prior to its sale. The most recent highest ever transaction for a house in the Kew estate was the sale of a bungalow in December 2017 with a land area of 11,857 sq ft for $10.55 million, or $890 psf.
The successful buyers of 26 Kew Drive had been looking for property in the area for some time, having made an offer for the site one year prior. They liked it for its size and redevelopment potential, being less than a 10 minute walk from the upcoming Bedok South MRT Station on the Thomson-East Coast Line. Their increased offer of $16.3 was accepted and they plan to demolish the existing house and build a new one.
The location of the property is close to several amenities. Bedok Food Centre is just a 10 minute walk away and there is also a Sheng Siong Supermarket, McDonald’s restaurant and an Anytime Fitness gym at the nearby Siglap Community Club. It is within 1km of Temasek Primary School and Temasek Secondary School.
The new home will benefit from views of the surrounding landed estate due to its location at the end of a cul-de-sac, as well as its elevated site. With such an ideal location, it’s no surprise that this massive transaction of $16.3 million has become the latest record for the Kew estate.
