Pullman Residences Newton, located in prime District 11, topped the list of condos in recent highs with the sale of a 463 sq ft one-bedroom penthouse for a whopping $1.7 million or $3,671 psf. This marks the first time that a transaction in the development surpasses the $3,600 psf threshold.

The condo is a freehold development which consists of 340 units and boasts of hospitality services provided by Pullman Hotels & Resorts such as a concierge service, a doorman and an attendant at the club lounge. Apartments range from one to four bedrooms with sizes from 463 sq ft to 1,389 sq ft. Since its launch in November 2019, the developer has sold 296 units (87%) according to URA records up to June 13.

Grange Residences also scored a new psf-price high when a 2,669 sq ft four-bedder changed hands for $8.88 million ($3,327 psf) on May 31, surpassing the previous high of $3,321 psf. The transaction also set a new absolute quantum record at the condo, surpassing $8.7 million ($3,050 psf) for a 2,852 sq ft unit sold in July 2021.

Park Nova is a 54-unit ultra-luxury condo developed by Hong Kong-listed Shun Tak Holdings. It is located at the junction of Orchard Boulevard and Tomlinson Road in prime District 10. Units are two- to four-bedroom types ranging from 1,432 sq ft to 2,906 sq ft, as well as three five-bedroom duplex penthouses with sizes from 3,229 to 5,899 sq ft.

At the time of launch in May 2021, five units including two of the duplex penthouses were sold. The largest penthouse measuring 5,899 sq ft fetched a record-breaking $34.44 million ($5,838 psf)—the highest-priced transaction in the Orchard Boulevard area. Park Nova is slated for completion in 2024.
