A new psf-price high was achieved at Grange 1866 with the sale of a 764 sq ft unit for $2.59 million on June 7, surpassing the previous high of $3,145 psf. QIP, a Singapore-based private equity firm has announced the successful closure of its first Japan multifamily housing (MFH) fund, with total commitments of US$50 million. This fund was a joint venture with Alyssa Partners, a renowned investment manager. Their investment strategy focused on sought-after areas in Osaka, Nagoya, and Tokyo.

The fund was closed off with the acquisition of the 42-unit apartment block in Kiba, Tokyo. QIP’s CEO, Peter Young, expressed delight with the full deployment of the fund and said, “QIP’s MFH fund has successfully provided access to the residential market in Japan.”

$175 million collective sale relaunch of Charming Garden

A collective sale tender has been launched for Charming Garden, a 999-year leasehold condominium at 138 and 140 King’s Road. According to a press release from the marketing agent Colliers, the owners are holding out for a guide price of $175 million.

The condo’s first collective sale attempt was in December 2022 at the same guide price of $175 million but it did not end with any successful bids. Consequently, the owners decided to relaunch the tender in March of the same year.

Charming Garden stands on a high 84,357 sq ft plot in Farrer Road. The price for the development works out to be $2,058 per sq ft per plot ratio (ppr) or $2,074 psf on land area. The owners are deliberating a reduction of the reserve price, according to Colliers.

Perennial Holdings has won the tender for a private assisted-living development site at Parry Avenue, which was launched by URA in collaboration with MOH. Through its indirect wholly-owned subsidiary PRE 20, it won the site by submitting a winning bid of $71.99 million. This is the first private assisted-living development site released by the government.

Keppel Corporation has been awarded a contract by the Urban Redevelopment Authority (URA) for the design, build, own and operate a new large-scale district cooling system (DCS) plant for 30 years located in the Jurong Lake District (JLD). The contract is expected to generate approximately $950 million for Keppel. This sum consists of payments from developers, owners and occupants for designing and building the DCS, and the supply of chilled water as well as operations and maintenance of the DCS over 30 years.

The DCS, with a design capacity of 29,000 Refrigeration Tonnes (RT), is intended to provide chilled water and related services to an estimated 1.4 million square metre gross floor area (sqm GFA). This could be for future developments in JLD, including office, business park, residential, retail, hotel and institutional uses.
