With the high take-up rate at the development, coupled with its prime location, The Atelier is one of the developments worth watching out for.Similarly, the sale of a 2,443 sq ft four-bedder at D’Grove Villas on March 2 for $4.3 million, or $2,544 psf, exceeded the previous psf-price high of $2,181 psf in May 2011.A review of recent transactions in the prime District 9, 10 and 11 areas show that The Atelier, D’Grove Villas, and Nassim Park Residences are still in demand, despite the current market conditions.At The Atelier, Singapore’s prime District 9, a 1,281 sq ft, three-bedroom unit set a new record low in per square foot (psf) price on March 5 when it sold for $2,494 psf, or $3.2 million. This is based on transaction records between Feb 24 and March 3.The Atelier is an upcoming freehold development on Makeway Avenue, located close to the Newton MRT Interchange Station on the North-South and Downtown Lines, Connected to major roads such as Bukit Timah Road, Dunearn Road, Scotts Road, and Newton Road, the Novena and Orchard Road areas are also nearby. Adjacent to the development is another upcoming project, the 378-unit Kopar at Newton, which is a 99-year leasehold estate.The Atelier was launched for sale in the same month and comprises one- to four-bedroom units ranging in size from 549 to 1,496 sq ft. According to the developer’s data, 37 units have been moved to date, or a take-up rate of 31%.The highest psf-price ever achieved by The Atelier is $3,040 psf, a record set by the sale of an 883 sq ft two-bedroom unit in March of last year, which sold for $2.68 million. Average prices hover around $2,693 psf.On a whole different level, a 4,284 sq ft, four-bedroom unit at Nassim Park Residences fetched $20.5 million, or $4,785 psf, on Feb 27, establishing a new psf-record for the project. The previous psf-price high at Nassim Park Residences was for a 3,466 sq ft four-bedroom unit, which was sold by the developer for $14.28 million, or $4,120 psf, back in July of 2010. This 100-unit freehold project was developed by CapitaLand and completed in 2015.The second highest record psf-price within the same time period was set at D’Grove Villas, a 45-unit, freehold development located on Orange Grove Road in District 10. A 1,690 sq ft two-bedroom unit sold for $4.3 million, or $2,544 psf, on March 2, significantly higher than the previous psf-price high of $2,181 psf achieved in May 2011.The sale of these three units clearly hints at the continued interest in luxury projects located in prime District 9, 10, and 11 areas in Singapore. Despite current market conditions, these developments remain highly desirable and worth keeping an eye on.
