Amber 45 hits new high of $2,716 psf
Amber 45, a 139-unit freehold development on Amber Road in District 15, achieved a new psf-price high on May 9 when a two-bedroom unit measuring 700 sq ft on the 10th floor was sold for $1.9 million ($2,716 psf). This was the first time a unit at Amber 45 exceeded the $2,700 psf threshold. Located near amenities like Parkway Parade on Marine Parade Road, I12 Katong on East Coast Road and the upcoming Marine Parade MRT Station on the Thomson-East Coast Line, it was completed in 2021.
The Sea View also saw a new high during the interval between May 5 and 12, when a 1,410 sq ft three-bedder unit on the 15th floor was sold for $3.5 million ($2,482 psf). This was the second highest transaction recorded at The Sea View on a psf-price basis after the May 8 sale of a four-bedder measuring 1,518 sq ft on the 14th floor, which went for $3.55 million ($2,339 psf). The 546-unit freehold project is located near Amber 45 and was developed by Wharf Estates Singapore (formerly Wheelock Properties) and completed in 2008.

It features ten 22-storey blocks of residences comprising one-bedders from 527 sq ft sq ft, two-bedders from 1,216 sq ft, three-bedders from 1,410 sq ft, four-bedders from 1,518 sq ft, and five-bedroom penthouse units.
Overall, the period of May 5 to 12 saw three condos reach new psf-price highs, with no new psf-price lows recorded. In addition to Amber 45, The Sea View and Robertson Blue, other projects that have achieved their highest psf-prices this year include Le Nouvel Ardmore ($4,906 psf) and 15 Holland Hill ($3,496 psf). According to the Urban Redevelopment Authority, developers sold 1,296 private residential homes in March.
