CDL and MCL Land to launch Tembusu Grand in Katong at prices from $2,296 psf
The launch of Tembusu Grand is set to enliven the East Coast area. On March 24, a sales gallery will open to the public and sales are scheduled to start on April 8. Developed by City Developments Ltd (CDL) and MCL Land, the 638-unit private condominium is situated on a 210,622 sq ft, 99-year leasehold site along Jalan Tembusu.
Sherman Kwek, CDL group CEO, remarks, “Tembusu Grand marks our first launch for the year, and we are delighted to enliven the East Coast area with yet another residential jewel after Amber Park.”
The 592-unit, freehold Amber Park at Amber Gardens was launched in 2019 and is 99.5% sold as of March 22, which was based on caveats lodged with URA Realis. This is the third collaboration between CDL and MCL Land, after the launch of the 407-unit Piccadilly Grand at Farrer Park last May, which is 87% sold; and the 639-unit executive condo in Tengah, Copen Grand, which was entirely sold within a month of its launch in November.
The units in Tembusu Grand have a north-south orientation and are spread across four blocks, 20 and 21 storeys high. There is a plentiful selection of unit types, ranging from one-bedroom-plus-study units of 527 sq ft, to five-bedroom units of 1,711 sq ft and two 5-bedroom penthouses of 2,691 sq ft. Prices range from $1.248 million ($2,368 psf) for a one-bedroom plus study, up to $4.028 million ($2,354 psf) for a five-bedroom unit.
In addition, Tembusu Grand has earned the Building and Construction Authority Green Mark Platinum Super Low Energy certification for its energy and water-efficient design and green features.
Rob Garman, MCL Land CEO, states, “This new offering will be a golden opportunity for savvy property enthusiasts with an affinity for the enchanting east coast. Anticipating robust demand, we’re confident that Tembusu Grand will add yet another feather to our cap of success stories.”
The launch of Tembusu Grand marks the latest collaboration between City Developments Ltd (CDL) and MCL Land. Previous projects include the 592-unit Amber Park at Amber Gardens and the 407-unit Piccadilly Grand at Farrer Park – both of which have been successful. Furthermore, their 639-unit executive condo in Tengah, Copen Grand, was entirely sold within a month of its launch in November.
The 638-unit development, located along Jalan Tembusu, just off Tanjong Katong Road in District 15, offers various unit types from one-bedroom-plus-study up to five-bedrooms. Prices start from $1.248 million ($2,368 psf) for a one-bedroom plus study, and go up to $4.028 million ($2,354 psf) for a five-bedroom unit.
Altura EC public auction initiated by HDB offers 375 executive condos in Bukit Batok West Avenue 8, within an upcoming residential zone close to Tengah and schools, with units estimated to range between Altura EC $580 and $650/sqft.
Tembusu Grand was awarded the Building and Construction Authority Green Mark Platinum Super Low Energy certification for its energy and water-efficient design and green features. With an anticipated robust demand, it is hoped the development will be another success story by CDL and MCL Land.
