Cluny Villas, Tuan Sing’s first phase of Opus Bay in Batam, targeted for completion in 4Q2023

Tuan Sing Holdings opened the marketing gallery of its opulent mixed-use development, Opus Bay, on May 4 in Batam, Indonesia. At an expansive 125 ha (13.46 million sq ft), Opus Bay is Tuan Sing’s largest integrated, mixed-use township project in Indonesia, bigger in size than Singapore’s Sentosa Cove. The entire project is being developed in phases.

Phase one involves two residential developments, Balmoral Tower and Cluny Villas. Balmoral Tower is a 36-storey apartment complex with 559 seafront-view apartments, and is designed by acclaimed Singapore-based architectural firm, RT+Q. Structural works for Cluny Villas have already been completed, featuring 275 luxurious villas designed by another Singapore-based firm, Ong & Ong. These resort-style villas are expected to be finished by 4Q2023 and 4Q2025 for Balmoral Tower respectively.

Opus Bay has been designed as a vibrant live-work-play destination, surrounded by lush greenery and the sea. It is conveniently located right next to the Waterfront Ferry Terminal in Batam, which is a 40-minute ride from Singapore’s Harbourfront Ferry Terminal.

Kohn Pedersen Fox Associates is the master plan architect while China Construction is the project’s primary contractor. Hong Kong-based international design studio Lead8 oversees the design of the retail component while Park + Associates is the architect who enhanced the existing ferry terminal.

The project is part of Tuan Sing’s larger mission to turn Batam Island into an exciting destination. The company is also involved in The Grand Outlet in East Jakarta – a joint venture between Tuan Sing and Japan’s Mitsubishi Estate Co. The destination is a luxury outlet mall located in Karawang, an economic hub. Designed to be a landmark, the mall is scheduled for completion in late 2023.

The production of Opus Bay’s marketing gallery was celebrated with dignitaries from the Batam city DPRD, police chiefs, among and representatives from Tuan Sing Holdings. William Liem, CEO of Tuan Sing Holdings, said, “Opus Bay is designed to be a vibrant hub where residents can live, work, play and learn, surrounded by lush greenery and a seafront view”.

The project is run by some of the top architects and contractors in the industry, ensuring a world-class outcome.
