Three-bedder at The Marbella sold for $2.47 mil profit

A transaction at The Marbella, located on Mount Sinai Rise in District 10, marked the most profitable condo resale of the week. On April 24, a 1,475 sq ft apartment on the 19th floor was sold for $3.5 million ($2,373 psf). It had originally been purchased from the developer in March 2004 for $1.03 million ($698 psf); this resulted in a gain of $2.47 million across a holding period of over 19 years.

The second-most profitable transaction for the week was at the Trevose, a condo on Trevose Crescent located near Dunearn Road and Whitley Road in District 11. A four-bedder measuring 1765 sq ft on the second floor was sold for $3.1 million ($1,756 psf) on April 20 after it had been purchased in February 2004 for $1.03 million ($583 psf). This netting the seller a profit of $2.07 million after a holding period of more than 19 years.

The most unprofitable transaction for the week was at Helios Residences. A two-bedroom-plus-study unit measuring 1,281 sq ft was sold for $3.15 million ($2,459 psf) on April 21. This was after the seller had bought the unit in November 2012 for $4.98 million ($3,890 psf); they consequently netted a loss of $1.83 million, or 37%.

The development had already seen three other resale transactions earlier this year, all at prices lower than the original purchase price. Helios Residences is a freehold development by Wing Tai Holdings, located along Cairnhill Circle in prime District 9. It was completed in 2011, and consists of 140 residences, from two-bedroom-apartments to triplex penthouses.
