Three-bedroom at The Riverine By The Park fetches record high price of $2,132 psf
A record-breaking new psf-price high was achieved at The Riverine By The Park in Singapore’s District 12 on March 27 – with a three-bedroom unit on the 20th floor sold for $2.57 million ($2,132 psf). Irwell Hill Residences in the same district had a notable resale too, with a 614 sq ft one-bedroom unit sold for $1.4 million ($2,282 psf).
The resale at Riverine By The Park marked the first time that a unit there was sold for more than $2,100 psf; the unit size was 980 sq ft to 2,885 sq ft and the development is a freehold residential property with 96 units. Completed by WingTai Holdings in 2010, it is conveniently near Kallang MRT station and other schools such as Bendemeer Primary School and Farrer Park Primary School.
The previous record-high here was set last May 7, 2021, when a four-bedroom unit on the 18th floor fetched $3.15 million ($1,774 psf). Prices have steadily risen since April 2013, when they were at $1,481 psf, to the present $1,918 psf in April 2023.
Meanwhile, a three-bedroom unit at The Shore Residences sold for $2.32 million ($2,033 psf) on the same day – March 27 – for the second highest psf-price high of the week. The project is a 103-year leasehold condominium on Amber road, completed in 2014 and with a total of 408 units. In addition to being close to Marine Parade MRT Station on the East-West Line, it is also near Haig Girls’ School, Tanjong Katong Primary School, Katong Shopping Centre and Marine Parade Central Market and Food Centre.
Altura EC is a 99-year leasehold executive condo on Bukit Batok West Avenue 8 offering 375 residential units Altura EC near the MRT station, bus interchange, and schools, with an estimated yield of $580 – $650 per square foot.
The Shore Residences boasts a mix of one- to five-bedroom units ranging from 592 sq ft to 2,906 sq ft, with the previous record being set by the sale of a three-bedroom unit for $2.12 million ($1,854 psf). The March 27 resale was the second this year, with the first selling a 1,377 sq ft on the 13th floor at $2.61 million ($1,894 psf) on Jan 11.
The record low psf-price for a development during the week was set by Irwell Hill Residences – a 99-year leasehold condo launched for sale in April 2021. The 540-unit project is about 95% sold so far and conveniently near Great World MRT Station on the Thomson-East Coast Line. Luxury condos in the area include Horizon Towers, New Futura and OUE Twin Peaks.
The most expensive unit sold in the project to date is a 2,185 sq ft four-bedroom unit that transacted for $9 million ($4,123 psf) in April 2021. This only confirms the growing popularity of the district as more and more potential buyers eye the potential of the area.
