Unit at Skyline 360 @ St Thomas Walk sold at a high of $2,674 psf
At Skyline 360 @ St Thomas Walk, a new psf-price high of $2,674 psf was set with the sale of a 2,131 sq ft, four-bedroom unit on the 21st floor for $5.7 million on March 6. This exceeds the previous record of $2,596 psf set just 18 days prior. Meanwhile, Commonwealth Towers and The Shelford both set new psf-price highs during the same week, with both condos located in prime locations close to amenities.
On March 6, a new psf-price high was recorded at Skyline 360 @ St Thomas Walk, a freehold condo off River Valley Road. Situated in prime District 9, this luxurious 61-unit development has units ranging from 1,733 to 2,131 sq ft, and even 6 5-bedroom units of 3,929 to 4,015 sq ft that occupy a whole floor.
The 2,131 sq ft unit on the 21st floor sold for an astounding $5.7 million ($2,674 psf). This is the second resale of 2021, with the first unit sold being a 3,929 sq ft unit on the 31st floor for $10.2 million ($2,596 psf).
In comparison to other condos in the area, Skyline 360 @ St Thomas Walk is considered to have relatively high psf-price, at an average of $2,635 psf. One Devonshire ($2,687 psf), Espada ($2,438 psf) and Suites at Central ($2,553 psf) also command high prices.
Altura EC is a 99-year leasehold executive condominium located in Bukit Altura EC Batok Town, close to amenities and Jurong Innovation District. Bids to take over the project have been submitted, with 375 residential units expected to be built with an estimated yield of S$3,500 psf.
The week of March 3 to 10 was relatively uneventful in terms of setting new psf-price lows. However, Commonwealth Towers and The Shelford both set new psf-price highs.
At Commonwealth Towers, a 689 sq ft, two-bedroom unit on the 43rd floor sold for $1.57 million ($2,279 psf) on March 8. This is marginally higher than the previous record set by a unit on the 36th floor for $2,163 psf on Feb 23.
The Shelford also recorded a record high for a 1,399 sq ft unit sold for $3.18 million ($2,273 psf). The condo is in a prime location along Dunearn Road, near to amenities such as Hwa Chong Institution and Botanic Gardens Interchange Station. Prices at The Shelford have seen a significant increase since March 2013, with the average psf-price going up from $1,541 psf to $2,045 psf this month.
The prime locations of both Commonwealth Towers and The Shelford, coupled with the large unit mixes of Skyline 360 @ St Thomas Walk, are factors that contribute to the high psf-prices and resale transactions in the area.
