Serangoon saw highest application rate in May BTO launch
Pent-up demand drove interest in Built-to-Order (BTO) flats in Singapore’s May 30 launch, with Serangoon experiencing the largest surge in applications. Senior Director of research for Huttons Asia, Lee Sze Teck, has attributed the response to the lack of BTO launches in the area in the past decade.
The 5-room flats in Bedok and Serangoon were especially popular, as Lee explained, “A 5-room flat offers space for hybrid work and a growing family.”
The two BTOs in the neighbourhood of Tengah received over 5000 applicants for the 3-, 4- and 5-room flats. Lee attributes the high application to the proximity to the future Anglo-Chinese School (Primary), which was recently announced as relocating to Tengah, and the nearby Tengah Town.
In August, the Housing Board will release details for 6 distinct projects – three in Kallang-Whampoa, one each in Queenstown, Choa Chu Kang and Tengah.
Plans announced to utilise the Jalan Tenteram area in Whampoa are expected to be well-received. Two projects of 40 stories in height will occupy the area, ensuring residents on the higher floors unblocked views of their surroundings.
The Kallang Airport Way/Geylang BTO is also likely to be classed as a prime location public housing project, with an anticipated high application rate similar to the Kallang Horizon BTO launch last November.
The project coming to Queensway is expected to be a prime location public housing project, and the flats at Blk. 50 Commonwealth Road have recently sold for more than $1 million each. Lee reckons the BTO project in August could benefit from the nearby amenities which increased as a result of the new land use zoning.
The November 2023 BTO exercise in the mature Bishan-Sin Ming estate has been anticipated for some time, since the last BTO launch in the area was Sin Ming Court in 1988. Lee estimates the indicative prices for these 4-room flats to be between $525,000 and $650,000, and expects a high application rate as a result of the pent-up demand and completion times.
