Waterfall Gardens recorded the highest psf-price with a 1,830 sq ft, three-bedroom unit selling for $3.98 million or $2,175 psf. Bartley Ridge saw a unit measuring 1,173 sq ft being sold for $2.2 million or $1,875 psf, while the highest psf-price achieved at Affinity at Serangoon came with the sale of a two-bedroom-plus-study unit for $1.35 million or $1,844 psf.

During the week of May 19 to 23, three condos in Singapore saw a surge in psf-price highs. Waterfall Gardens topped the list, achieving a new record with the sale of a 1,830 sq ft, three-bedroom unit on the fifth floor for $3.98 million ($2,175 psf). The seller had purchased the apartment in August 2015 at $2.75 million ($1,503 psf), meaning they made a 45% gain ($1.23 million) on the sale.

Bartley Ridge also hit a new psf-price high when a 1,173 sq ft apartment on the 15th floor changed hands for $2.2 million ($1,875 psf). Previously, a 1,302 sq ft unit on the fifth floor had sold for $2.4 million ($1,843 psf) in February.

Meanwhile, Affinity at Serangoon saw a new psf-price high when a 732 sq ft two-bedroom-plus-study unit changed hands for $1.35 million ($1,844 psf) on May 22. This surpasses the previous record of $1,842 psf set in August 2022.

Since the start of the year, there have been 23 sub-sale transactions at Affinity at Serangoon, with units sold measuring from 474 to 1,152 sq ft, and prices ranging between $780,000 and $1.97 million on an absolute basis.

Waterfall Gardens is located along Farrer Road in District 10, while Bartley Ridge is on Mount Vernon Road, off Bartley Road in District 13. Affinity at Serangoon is located along Serangoon North Avenue 1 in District 19.

The projects demonstrate a further resilience in the collective sales market, with no new psf-price lows being recorded during their respective periods in review.
